Kingston Council and housebuilder Vistry have secured planning permission for the next phase of one of London’s largest estate regeneration programmes — bringing 383 new homes to the Cambridge Road Estate.
The reserved matters consent, granted this week, allows Phase 2 of the long-term regeneration to move forward. The wider programme will ultimately deliver 2,170 new homes alongside community facilities, green spaces and improved public areas.
94 council rent homes
Designed by architects BPTW, Phase 2 will provide 383 new homes — including 94 at council rent levels, helping Kingston Council deliver much-needed affordable housing for local residents.
The plans also include more than 700 cycle spaces, around 120 parking spaces, approximately 100 new trees and over 2,000 square metres of dedicated play space.
Sustainable measures feature prominently, with air source heat pumps and photovoltaic panels proposed, alongside careful consideration of building fabric, window sizes and orientation to create comfortable, lasting homes.
Building on progress
The permission follows significant progress across the wider regeneration programme. Some 250 homes have already been completed in Phase 1, with a further 202 homes and a new community centre currently under construction.
The public spaces are described as a key design driver of this phase, creating a neighbourhood green with seating and play areas as a focal point for the community.
Partnership praised
Jamie Wilding, Development Director for Vistry West London, said: “Securing planning permission for Phase 2 represents another significant step forward in the transformation of the Cambridge Road Estate.”
“Working in partnership with Kingston Council, we are creating a vibrant new neighbourhood that will provide much-needed new homes, including affordable housing, alongside improved public spaces and community facilities for residents.”
He added: “This milestone reflects the strong collaboration between all partners involved in the project, and we look forward to continuing delivery of this ambitious regeneration programme, which is already making a real difference for residents in Kingston.”
One of London’s biggest renewals
The Cambridge Road Estate regeneration is among the capital’s most significant estate renewal programmes. Delivered in partnership between Kingston Council and Vistry, it is transforming the estate into a sustainable, mixed-tenure neighbourhood.
The scheme aims to create new opportunities for existing and future residents while investing in the community infrastructure and public spaces that make neighbourhoods work.
London Streets will continue to follow major housing developments across the capital.
